Why we’re Paid a Finding Fee

Buyer Agency allows the Realtor whom you are working with to be your representative and to put your interests above all others. If my fees came from the Owner’s Listing Agent (by sharing his/her fee), I would not be free to fully represent your interest. Also, the Owners’ Listing Agents would not be motivated to let me pick their best selling homes if they had to give up half of their commission.

In order to be able to fully represent your interest, and to be able to show you the best homes with the best prices on the market, we do not ask for, nor do we accept any compensation from other real estate agents (Owner’s Listing Agents).

OUR FEE STRUCTURE

PROPERTY PURCHASE OR RENTAL
Instruction Fee - payable before we start working for you

HUF 50,000.-

Includes: property search on your behalf, organizing viewings, and up to three viewing times with us with no obligation for you to rent or purchase a property.

This amount is deductible from our final property finding (buyer agency) fee. It is payable before we start working for you!

Buyer Agency Fee - payable on completion of contracts

Normal Fees:

2.5 % of the purchase price or 10 % of the first years rent.

Discount Fees for ICSB & GGIS families:

2 % of the purchase price or one month’s rent.

Assistance in purchasing or renting a home not introduced to you by Budapest Property Finder (negotiating, price advice, preparing or monitoring contract, etc.) Payable on completion of contracts.

50 % of above Buyer Agency Fee

Buyer Agency Fees do not apply if you purchase or rent a home that is listed with us by the Owner. In cases of such properties, since Budapest Property Finder will have been the Listing Agency of the Owner, the Owner is responsible for our compensation, and we show you, the Buyer or Tenant these properties FREE of charge.

PROPERTY SALE and LEASE (For Owners)

Success Fee - payable on the day contracts are signed between Buyer (or Tenant) and Owner

3% of agreed sales price

or

the equivalent of 1 month rent

PROPERTY VIEWING

Should you need to view one or several properties at a time with a real estate expert… (a recommended procedure saving you time and helping you make a safer decision): You can hire me for this service even if you are getting ready to view the offers of a different agency, or if you just want to get familiar with the Budapest property market before making up your mind.

HUF 50,000.- per occasion.

VALUE ESTIMATE AND ADVICE: FREE with any of our other services above.

PROPERTY TECHNICAL INSPECTION REPORT
This is not part of our service, but if arranged through us, you pay the architect a standard fee of

HUF 50,000.- per property.

Inspection reports are prepared in English or in Hungarian according to your preference, and are created by an architect.
